The work
A warehouse is mostly profiled steel cladding, and that cladding has a factory-applied coating with a working life. After twenty-odd years of UK weather it chalks, fades and goes patchy, and the exposed edges of the roof sheets start to corrode. The structure is usually sound. It just looks neglected, and the corrosion will not stop on its own.
Warehouse spraying recoats the building where it stands. We clean down the elevations, abrade and treat the existing coating, deal with any corrosion, mask what needs protecting, then spray a two-pack industrial system from powered access. No sheets come off, no scaffold goes up around the whole unit, and the operation inside carries on.
The two jobs that most often come out of the survey together are the elevations and the roof — particularly cut-edge corrosion, which is the single most common fault we find on a warehouse roof and the one that gets expensive if it is left.

Live operations
A distribution unit has HGVs on the yard, loading bays in constant use and shift patterns that do not bend. That is the real constraint on this work, and it is the one we plan around first.
We phase by elevation so only one face of the building is affected at a time, keeping yard circulation, loading doors and fire escapes usable. Where an elevation sits over an active bay, we take it at night or at the weekend. Access routes, permits and vehicle movements are agreed with your site manager before anyone arrives, and the coatings we use are low-odour so there is no need to clear the building.
Where a programme has to be short, we put more people on it rather than stretching the dates.

Specification
On a warehouse, the failure point is almost always the edges — the cut edges of roof sheets, the laps, and the fixings. Coating over active corrosion just hides it for a season, so that is the first thing the survey establishes.
From there we specify the system: cleaning down, abrading, treating and sealing corroded edges, primer where it is needed, and a two-pack industrial topcoat chosen for the substrate and the exposure. Where a surface needs taking right back before anything goes on it, shot blasting is carried out on site.
Colours are matched to any RAL, BS or NCS reference, including corporate and planning-condition colours, and sprayed out on site for sign-off first. The finished system carries a guarantee of up to 20 years, confirmed in writing with the quote.

Usually not. Where the sheets are structurally sound and the coating has simply weathered, recoating in place is the cheaper route. The survey tells you which situation you are in.
