The work

What industrial roof coating involves

Industrial roof coating seals and recoats the roof you already have. We clean the sheets down, treat corrosion, prime, and spray a commercial coating system on site. Nothing is stripped out, no sheets come off, and the building trades on.

It works on profiled metal roof sheets, composite panels and the cladding below them — same envelope, same systems, same visit. Most people call it roof recoating, roof spraying or industrial roof refurbishment. Same job, and it comes out of a maintenance budget, not a capital one.

The defect

Cut edge corrosion

Cut edge corrosion is the rust that starts where metal roof sheets are cut, lapped and fixed. The factory coating stops at the cut, and the exposed steel corrodes from the edge inwards.

Left alone it creeps under the coating, spreads along the lap and perforates the sheet — the point a coating job becomes a re-roofing job.

We clean the rust back, treat the exposed steel and seal the edges so it does not return — usually in the same visit as the coating. More on our cut edge corrosion treatment page, and on what cut edge corrosion is.

How we work around an occupied building

Roof work happens above people trying to get on with their day. Buildings that stay open are what this company is built around.

We run night shifts, weekend work and phased closures, so a bay or a section of roof is out of use for hours rather than weeks. Work zones are contained and sheeted, coatings are low-odour, and access and permits are agreed with your facilities team.

Yards and loading bays stay usable by day. Four to eight sprayers on extended hours pulls six weeks back to two.

USP Coatings is CHAS accredited and every operative holds a valid CSCS card. We carry £10 million public liability insurance and send the certificate with the quote. Risk assessments and method statements — RAMS — are issued before work begins. On a roof it matters more than anywhere, because all of it happens at height.

Coating the roof vs replacing it

Replacement is a capital project. Coating is a maintenance one. If the sheets are sound and only the coating has failed, coating is usually right — and defers the other by years.

How long does industrial roof coating take?

Most single-building roofs take two to four weeks, depending on area, access and cut edge corrosion. Multi-building sites are phased.

What is the difference between roof coating and cut edge corrosion treatment?

Roof coating seals the whole roof and extends its life. Cut edge corrosion treatment is targeted work on the rusting edges and laps. Often both, in one visit.

Do you work on occupied buildings?

Yes — it is our speciality. Contained work zones, low-odour coatings, and night and weekend shifts, so the operation below carries on.

Do you provide method statements and RAMS?

Always. We are CHAS accredited, all operatives hold valid CSCS cards, and full method statements and risk assessments are issued before work begins.

What guarantee do you offer?

All our work carries a coating guarantee of up to 20 years. The systems are UV-stable, commercial grade and weather-tested for UK conditions.

What types of roof can you coat?
