On-site commercial spray painting, explained

Commercial paint spraying is not decorating. It is the industrial recoating of a building’s envelope — cladding, curtain walling, window frames, roofs, shutters and structural steel — using two-pack commercial systems applied with spray equipment rather than brush and roller.

The part that matters to a facilities manager is that it happens on site. Nothing is dismantled, no panels leave the premises, the glazing stays in, and the building carries on trading while we work. An elevation that would cost six figures to replace is recoated in weeks, out of a maintenance budget rather than a capital one.

How we work around an occupied building

Tenant disruption is the objection we hear first, and it is a fair one. Working on buildings that stay open is what this company is built around.

We run night shifts, weekend work and phased closures, so an elevation, a floor or an entrance is out of use for hours rather than weeks. Work zones are contained and sheeted, coatings are low-odour, and access, permits and tenant notices are agreed with your facilities team before anyone arrives.

Where a programme has to be short we put more people on it — which is how a twelve-week allowance came back in six at the CarShop dealership in Wolverhampton.

USP Coatings is CHAS accredited and every operative holds a valid CSCS card. We carry £10 million public liability insurance and send the certificate with the quote. Full risk assessments and method statements — RAMS — are issued for approval before any work begins, on every project, without being asked. Replacement is a capital project. Recoating is a maintenance one. If the substrate is sound and only the finish has failed, the second is usually the right answer.

Spraying does not fix failed insulation, a leaking roof sheet or corroded structure. That is what the survey is for — if replacement is the right call, we will say so.

What moves the number: the area to be coated, the condition of the existing finish, corrosion treatment, access at height, and whether the work has to happen out of hours. For comparison, full cladding replacement runs at £150–£300+ per m². The survey is free and the quote is fixed price.

Do you work on occupied buildings?

Yes — it is our speciality. Low-odour coatings, contained work zones and night shifts mean tenants, staff and customers are not disrupted.

What does commercial spray painting cost?

A typical commercial project runs between £10,000 and £100,000 or more. Cladding re-coating usually falls between £15,000 and £80,000, commercial painting between £10,000 and £50,000. The free survey produces a fixed price.

Do you provide method statements and RAMS?

Always. Full method statements and risk assessments are provided before any work begins, on every project, without being asked.

What insurance do you carry?

£10 million public liability cover. The certificate is supplied with the quote, and we complete vendor pre-qualification forms on request.

What guarantee do you offer?

All our work carries a coating guarantee of up to 20 years. The systems are UV-stable and commercial grade, built to hold colour for decades rather than years.

Can you match a specific colour or RAL reference?

Yes. Any RAL, BS or NCS reference, including brand and planning-condition colours. We spray out samples on site for approval first.
